Nikola Stoyanov on the buildings of the future and the real value of sustainable construction

On September 30, the second edition of Construction of Tomorrow was held at Inter Expo Center - a forum organized by Investor Media Pro, which brought together investors, architects, builders and entrepreneurs to discuss the development of the construction sector, new technologies and the future of the urban environment.

Among the guest speakers at the event was Nikola Stoyanov , founder of LUXIMMO GROUP and co-owner of the construction and investment company "Taskov & Stoyanov" . He took part in Panel 3 "Buildings of the Future: Green, Smart and Sustainable" , where he commented on the role of sustainable construction, the real value of green and smart buildings and the changing expectations of investors and buyers.

From marketing message to measurable value

In the conversation, Nikola Stoyanov emphasized the need to consider sustainability not simply as a marketing concept, but as a characteristic that brings concrete benefits to the owner.

In his words, a building is not sustainable just because it is presented as “green” or “smart.” The real value is manifested in measurable indicators – lower energy consumption and operating costs, better comfort, air quality, noise insulation, lower maintenance costs and better preservation of the property’s value over time.

Stoyanov also drew attention to the economic side of sustainable construction. According to him, a sustainable building must be not only environmentally but also economically sustainable – additional investments in quality design and technology must lead to real benefits over the life cycle of the building.

Sustainable construction starts with design

He pointed to the way the building is designed from the start as an important factor. Orientation, facade, insulation, windows, sun protection, shading, limiting thermal bridges and properly designed installations can have a significant impact on energy efficiency without necessarily leading to a disproportionately high investment.

Stoyanov also emphasized the difference between an intelligently designed building and a building that subsequently attempts to be "made green" by adding expensive technologies.

On the topic of "smart buildings," he noted that true intelligence is not limited to the ability to control a device from a phone. According to him, a truly intelligent building must itself optimize energy consumption and effectively manage heating, cooling, ventilation, lighting, and access.

How buyer behavior is changing

Among the topics discussed was the willingness of the Bulgarian buyer to pay more for energy-efficient and quality housing.

Nikola Stoyanov noted that the price per square meter is still among the leading factors when choosing a property. At the same time, according to him, the role of investors and professionals in the sector is to better explain the long-term benefits of quality construction.

Instead of the customer seeing only a higher price, he should be able to understand what he is getting in return – lower heating and cooling costs, higher comfort, and better competitiveness of the property in the future.

In this context, Stoyanov also drew attention to the concepts of "green premium" and "brown discount" , which reflect the gradually changing attitude towards energy-efficient and inefficient buildings.

Modular construction – an interesting technology, but the business model remains leading

Within the discussion, Nikola Stoyanov also commented on the potential of projects with mobile or modular houses, including as a concept for holiday complexes.

He emphasized that technology alone is not enough to make a project successful. Before such an investment, the location, status and price of the land, potential employment, construction cost, infrastructure, management costs and financing must be analyzed.

According to him, modular and factory-built construction has the potential to offer significant advantages – faster construction, better quality control, less waste and the ability to standardize production. However, ultimately, the question of the economics of the project remains paramount.

Between the beautiful visualization and the real product

An important part of the conversation was also dedicated to the marketing of new construction and the line between attractive presentation and misleading the client.

Nikola Stoyanov defined visualization as an important tool in selling properties that do not yet exist, but emphasized that it should not change the essential characteristics of the product.

"Visualization can idealize the atmosphere. It should not fake the product," he pointed out.

In his words, beautiful presentation is part of marketing, but it should not create unrealistic expectations about the size of the pool, the view, the materials, or the surrounding environment.

Especially in greenfield sales, trust is part of the product, and the investor's long-term reputation is worth more than a single sale.

"One sale is not worth as much as your reputation," emphasized Nikola Stoyanov.

His participation in Construction of Tomorrow focused on one of the key issues facing the construction sector - how to turn innovation, energy efficiency and sustainable solutions not just into a trend or a marketing message, but into real long-term value for investors, owners and the urban environment.
